Surface-by-Surface Floor Care: The Professional Kit Behind Every Vacation Rental Turnover

Every floor type has its own chemistry. Treat them all the same and you pay for it in etching, swelling, and sticky residue.

Short-term rentals see more foot traffic in a month than many homes see in a year. That pace exposes every shortcut. Below is how our turnover team handles the five surfaces we see most in Las Vegas rentals, including the tools we bring and the mistakes we never make.

Ceramic and Porcelain Tile

Tile is durable, but it is the floor most likely to feel sticky, almost always from too much soap and no rinse.

  1. Vacuum grout lines first to remove hair and grit.

  2. Damp-mop with properly diluted cleaner, farthest corner to exit.

  3. Agitate dingy grout with a soft brush during the turnover, not “someday.”

  4. Rinse with clean water, then hand-dry high-traffic spots and edges.

Avoid: wire brushes that strip grout sealant, and skipping the rinse, which leaves a dirt-attracting film.

Natural Stone (Marble, Travertine, Slate)

Stone is porous and reacts chemically to acids. One wrong product can etch a polished surface permanently.

  1. Remove grit with soft attachments only; grit sands the finish under a mop.

  2. Mop with a barely damp pad so moisture evaporates within about a minute.

  3. Buff dry immediately to prevent mineral spotting from our hard valley water.

  4. Run the water-bead test in high-traffic areas; flag the owner if the seal is failing.

Avoid: vinegar and “natural” acidic cleaners, green scouring pads, and excess water that pools in travertine pits.

Luxury Vinyl Plank and Laminate

Marketed as indestructible, these floors fail at the seams when water gets in.

  1. Vacuum on high suction to pull dust out of textured grain.

  2. Mist a small section and wipe immediately, or use a nearly dry pad.

  3. Mop in the direction of the planks so moisture travels along seams, not into them.

  4. Buff out luggage and shoe scuffs, then finish with a dry microfiber pass.

Avoid: steam mops (heat can break down plank layers), flood mopping that swells edges into trip hazards, and acrylic shine products that cloud over time.

Hardwood

Hardwood is the most moisture-sensitive surface in any rental. Speed and minimal water protect it.

  1. Dust-mop, then vacuum board gaps with a suction-only head.

  2. Spray cleaner onto the mop pad, never directly on the wood.

  3. Follow the grain to prevent streaks and keep moisture out of the joints.

  4. Buff any cloudiness with a dry pad; check felt pads under every chair and table.

Avoid: mop-and-bucket cleaning, vinegar that wears down the finish, and beater bars that leave chatter marks.

Polished Concrete

Tough, but its shine depends on a thin protective seal, and it shows every streak.

  1. Vacuum thoroughly, especially corners; mopping over dust leaves gray streaks.

  2. Work in small sections, misting lightly and moving the mop in an “S” pattern.

  3. Overlap each section by a few inches to avoid lap lines.

  4. Finish with a dry pad for a streak-free, high-gloss look.

Avoid: acidic cleaners, red/brown/black stripping pads, and standing water that can leave white mineral deposits. A floor that looks dusty right after cleaning usually needs resealing.

The Monthly Supply Standard

Great technique fails with the wrong supplies. For every property we service, we recommend:

  • Two backup bottles of the correct surface cleaner on site, so no one substitutes the wrong product.

  • Four to six microfiber mop heads, laundered hot after every turnover.

  • Vacuum filters and brush rolls checked regularly; clogged filters and hair-wrapped wheels cause scratches.

  • Felt furniture pads inspected and replaced as needed.

Why This Work Belongs With Professionals

Restoring etched stone, refinishing scratched hardwood, or replacing swollen planks costs far more than doing turnovers correctly. A professional team brings the right products for each surface, follows the same sequence every time, and catches early warning signs, such as a failing seal, before they become a repair or a bad review.

Kaizen, applied to floors: we refine our turnover protocols continuously, so each stay is cleaned a little better than the last.
